A clean with an audience
Almost every clean we do is judged by the person who lives there. This one isn’t. A move-out clean is looked at by a landlord, a leasing agent or a buyer’s inspector — somebody holding money, walking the place with a list, actively looking for reasons.
That changes the job. It isn’t about the house feeling nice; it’s about the house surviving a walk-through by a person who has done a hundred of them and knows exactly where to look.
Where inspections actually go wrong
Not the middle of the living room floor. The places that cost deposits are small, specific and predictable, and they’re the same ones every time.
- Inside the oven and inside the refrigerator. The first two doors anyone opens, and the two most commonly skipped by someone cleaning their own apartment at eleven at night.
- Inside cabinets and drawers, once they’re empty. Crumbs and liner residue read as “not cleaned” to an inspector regardless of how good the countertops look.
- Behind and under whatever has just left. The footprint of a couch or a washing machine that has stood in one place for two years.
- The bathroom seal and the toilet base. Close-range areas that a quick clean skips and an inspection doesn’t.
- Baseboards, door frames and light switches. Where the eye goes when someone is walking slowly with a clipboard.
Booking it against your date, not on it
The most common mistake isn’t the standard of the clean. It’s the timing. People book the clean for the morning of the walk-through, which leaves no room at all if something needs doing again.
Book it for the day before if you possibly can, once the place is empty. That way, if the inspector finds something or you spot something yourself, there’s a day in hand rather than a phone call from the parking lot.
If something’s been missed
Something missed? You have a day to say so, and the areas you name get re-cleaned at no charge. Send a photo with the message — we’ll ask for one anyway, and it saves us guessing at what you’re looking at. The return visit gets fixed with you rather than promised for an hour we might miss.
That day in hand is what makes the whole thing usable. A free re-clean you have no time to book is worth nothing on the morning of a walk-through.
What we can and can’t put right
A move-out clean is a clean. It doesn’t repair, repaint or replace, and a deposit dispute can turn on things no cleaner is able to touch.
Two are worth knowing before you book. Carpets get vacuumed, not extracted — if your agreement specifies professional carpet cleaning, that’s separate equipment and a separate booking. Walls get spots lifted, not a full wash; marks that have gone into the paint need a painter. The rest of what sits outside the job is listed lower down, and it applies here as everywhere.
The supervisor sign-off
On move-outs, as on deep cleans, the team doesn’t leave on its own judgment — a supervisor walks the finished property first. On a job that somebody else is about to inspect, having our own inspection first is the point.

- Tubs, tile & showers scrubbed
- Toilets disinfected (inside, outside, base & behind)
- Floors swept/vacuumed & mopped

The slower of our two rates
This sits on our higher hourly rate. Everything is done at close range and to somebody else’s standard rather than your own, which makes it slower than ordinary upkeep.
How many hours depends less on floor plan than on how the place was lived in — two years with a dog is a different proposition from a six-month lease. Somebody walks it, you get a figure, and we wait for your word before starting.
Budget tight? Put it where clipboards go: oven, fridge, bathrooms, the insides of cabinets. Those are what get written down.
Book it for the day before
Not the morning of the walk-through. A day in hand is what makes a re-clean possible if anything gets flagged.
Empty first
We can’t clean around what’s still there. The place needs to be cleared before we arrive, including anything headed for the dump.
Twenty-four hours to flag it
Spot something and tell us within a day, with a photo, and we re-clean those areas at no charge.

Exterior Window Glass
For safety reasons, we do not clean exterior window surfaces. The only exception is ground-floor windows that can be accessed without special equipment

Fragile Items
We do not clean delicate or fragile items (such as crystal chandeliers, fine collectibles, or antique décor)

Outdoor Areas
We do not clean exterior spaces, patios, or any area beyond the front or back door.

Heavy Trash and Furniture
We do not remove or dispose of heavy trash, large furniture, or bulky items.

Appliances
Appliances may be carefully moved or slid to allow cleaning alongside, behind, or underneath, as long as it is safe to do so.

Ladders and High Areas
For safety reasons, our staff does not climb higher than a 2-step ladder. Higher surfaces will be dusted using an extension duster.

Biohazards and Health Risks
For health and safety reasons, maids do not clean blood, feces, vomit, or urine—whether from humans or animals.

Mold
We do not provide mold removal services.
(In some cases, we may disinfect or lighten visible mold stains using bleach or hydrogen peroxide-based cleaners. However, we do not perform any structural remediation or repairs related to mold.)
